Scheme?<\/b><\/h3><p><span style=\"font-weight: 400;\">The <\/span><b>Help to Buy (HTB) Scheme<\/b><span style=\"font-weight: 400;\"> is a Government incentive that helps <\/span><b>first-time buyers<\/b><span style=\"font-weight: 400;\"> fund the <\/span><b>deposit required to buy or self-build a new home<\/b><span style=\"font-weight: 400;\">.<\/span><\/p><p><span style=\"font-weight: 400;\">It works by <\/span><b>refunding some of the Income Tax and DIRT<\/b><span style=\"font-weight: 400;\"> you have paid in Ireland over the previous <\/span><b>four tax years<\/b><span style=\"font-weight: 400;\">, subject to specific limits.<\/span><\/p><p><span style=\"font-weight: 400;\">The scheme currently runs until <\/span><b>31 December 2029<\/b><span style=\"font-weight: 400;\">.<\/span><\/p><p>\u00a0<\/p><h3><b>How much can I get?<\/b><\/h3><p><span style=\"font-weight: 400;\">You can receive the <\/span><b>lowest<\/b><span style=\"font-weight: 400;\"> of:<\/span><\/p><ul><li style=\"font-weight: 400;\" aria-level=\"1\"><b>\u20ac30,000<\/b><span style=\"font-weight: 400;\">, or<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The <\/span><b>total Income Tax and DIRT<\/b><span style=\"font-weight: 400;\"> you paid over the previous four years, or<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><b>10% of the purchase price<\/b><span style=\"font-weight: 400;\"> (or approved valuation for a self-build)<\/span><\/li><\/ul><p>\u00a0<\/p><p><span style=\"font-weight: 400;\">The refund is capped and <\/span><b>cannot exceed 10% of the property value<\/b><span style=\"font-weight: 400;\">.<\/span><\/p><h3>\u00a0<\/h3><h3><b>Who can apply?<\/b><\/h3><p><span style=\"font-weight: 400;\">You must:<\/span><\/p><ul><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Be a <\/span><b>first-time buyer<\/b><span style=\"font-weight: 400;\"> (never previously owned or built a home)<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Buy or self-build a <\/span><b>new residential property<\/b><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Use the property as your <\/span><b>principal private residence<\/b><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Take out a <\/span><b>qualifying mortgage<\/b><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Be <\/span><b>fully tax compliant<\/b><\/li><\/ul><p>\u00a0<\/p><p><span style=\"font-weight: 400;\">HTB applications can be made by:<\/span><\/p><ul><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">An <\/span><b>individual<\/b><span style=\"font-weight: 400;\">, or<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span applicants in a group <\/span><b>must be first-time buyers<\/b><span style=\"font-weight: 400;\">.<\/span><\/p><h3>\u00a0<\/h3><h3><b>What properties qualify?<\/b><\/h3><p><span style=\"font-weight: 400;\">The scheme applies to:<\/span><\/p><ul><li style=\"font-weight: 400;\" aria-level=\"1\"><b>Newly built homes purchased from a qualifying contractor<\/b><span style=\"font-weight: 400;\">, or<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><b>Self-build properties<\/b><\/li><\/ul><p><span style=\"font-weight: 400;\">The property must:<\/span><\/p><ul><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Be located in Ireland<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Be occupied as your <\/span><b>main home<\/b><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Fall within the qualifying period (contracts signed or mortgage drawn down between <\/span><b>1 January 2017 and 31 December 2029<\/b><span style=\"font-weight: 400;\">)<\/span><\/li><\/ul><h3>\u00a0<\/h3><h3><b>How does the refund work?<\/b><\/h3><p><span style=\"font-weight: 400;\">&#8211; For <\/span><b>new builds<\/b><span style=\"font-weight: 400;\">, the HTB refund is paid <\/span><b>directly to the builder<\/b><span style=\"font-weight: 400;\"> and forms part of your deposit<\/span><\/p><p><span style=\"font-weight: 400;\">&#8211; For <\/span><b>self-builds<\/b><span style=\"font-weight: 400;\">, the refund is paid into a <\/span><b>bank account held with your mortgage provider<\/b><\/p><p>\u00a0<\/p><p><span style=\"font-weight: 400;\">The refund is only paid <\/span><b>after Revenue verifies your claim<\/b><span style=\"font-weight: 400;\">.<\/span><\/p><h3>\u00a0<\/h3><h3><b>How do I apply?<\/b><\/h3><p><span style=\"font-weight: 400;\">The Help to Buy process has <\/span><b>three stages<\/b><span style=\"font-weight: 400;\">:<\/span><\/p><h4>\u00a0<\/h4><h4><b>1. Application Stage<\/b><\/h4><ul><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Apply online via:<\/span><ul><li style=\"font-weight: 400;\" aria-level=\"2\"><b>myAccount<\/b><span style=\"font-weight: 400;\"> (PAYE workers), or<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"2\"><b>ROS<\/b><span style=\"font-weight: 400;\"> (self-assessed taxpayers)<\/span><\/li><\/ul><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Select up to <\/span><b>four tax years<\/b><span style=\"font-weight: 400;\"> for refund calculation<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Receive:<\/span><ul><li style=\"font-weight: 400;\" aria-level=\"2\"><span style=\"font-weight: 400;\">An <\/span><b>Application Number<\/b><\/li><li style=\"font-weight: 400;\" aria-level=\"2\"><span style=\"font-weight: 400;\">An <\/span><b>Access Code<\/b><\/li><\/ul><\/li><\/ul><p>\u00a0<\/p><p><span style=\"font-weight: 400;\">At this stage, you are shown a <\/span><b>potential maximum refund<\/b><span style=\"font-weight: 400;\"> (this is not final).<\/span><\/p><h4>\u00a0<\/h4><h4><b>2. Claim Stage<\/b><\/h4><p><span style=\"font-weight: 400;\">You can only make a claim <\/span><b>after<\/b><span style=\"font-weight: 400;\">:<\/span><\/p><ul><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Signing a contract to buy a new home, or<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Drawing down the first stage of your mortgage (self-build)<\/span><\/li><\/ul><p>\u00a0<\/p><p><span style=\"font-weight: 400;\">You must provide details of:<\/span><\/p><ul><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The property<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The mortgage<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The purchase price or valuation<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Any shared equity scheme used (e.g. First Home Scheme or Affordable Purchase Scheme)<\/span><\/li><\/ul><p>\u00a0<\/p><p><span style=\"font-weight: 400;\">Supporting documents are required, such as:<\/span><\/p><ul><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Mortgage letter of offer<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Signed purchase contract (or valuation report for self-builds)<\/span><\/li><\/ul><h4>\u00a0<\/h4><h4><b>3. Verification Stage<\/b><\/h4><p><span style=\"font-weight: 400;\">Before payment:<\/span><\/p><ul><li style=\"font-weight: 400;\" aria-level=\"1\"><b>Builders<\/b><span style=\"font-weight: 400;\"> verify claims for new homes<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><b>Solicitors<\/b><span style=\"font-weight: 400;\"> verify claims for self-builds<\/span><\/li><\/ul><p><span style=\"font-weight: 400;\">Once verified, Revenue processes and issues the refund.<\/span><\/p><h3>\u00a0<\/h3><h3><b>Shared equity and Help to Buy<\/b><\/h3><p><span style=\"font-weight: 400;\">If you are using a <\/span><b>shared equity scheme<\/b><span style=\"font-weight: 400;\"> (such as the <\/span><b>First Home Scheme<\/b><span style=\"font-weight: 400;\"> or a <\/span><b>Local Authority Affordable Purchase Scheme<\/b><span style=\"font-weight: 400;\">), this must be declared during the claim stage.<\/span><\/p><p><span style=\"font-weight: 400;\">Shared equity funding:<\/span><\/p><ul><li style=\"font-weight: 400;\" aria-level=\"1\"><b>Is not included<\/b><span style=\"font-weight: 400;\"> as part of the qualifying mortgage amount<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Does <\/span><b>not prevent<\/b><span style=\"font-weight: 400;\"> you from claiming HTB, provided all conditions are met<\/span><\/li><\/ul><h3>\u00a0<\/h3><h3><b>Important things to know<\/b><\/h3><ul><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">HTB is a <\/span><b>tax refund<\/b><span style=\"font-weight: 400;\">, not a loan<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Incorrect declarations may result in a <\/span><b>clawback<\/b><span style=\"font-weight: 400;\"> of the refund<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Your <\/span><b>final refund
